Is the price really fixed?

Yes absoloutley, we only work with fixed price builders. If the price moves Bolst absorbs any over runs. We sign a 3rd party fixed price guarantee on every build.

Who is Bolst Property Group?

What does Bolst Property Group actually do?

We compare house and land options from a trusted network of builders & developers to find the right fit for your budget, lifestyle and preferred location. We then guide you through the entire process, from finance and land selection through to building your new home. We are in your corner the entire way.

How is Bolst different from going directly to a builder?

A builder can only offer its own homes and available packages. Bolst compares suitable options across multiple builders, locations and estates to find the best overall fit for you. All of our packages come with a 3rd party fixed price guarantee.

Do you only show me what one builder has on their stocklist?

We currently have 12 builders we are working with & we work with you to get the best option that meets your needs.

What does Turnkey mean?

Turnkey means your home is completed with the essential inclusions needed to move in or rent it out from day one. This typically includes items such as flooring, heating and cooling, driveway, fencing, letterbox, clothesline and landscaping, with the exact inclusions clearly listed in your package.

Which builders do you work with?

We work with a carefully selected network of established Australian builders. The right builder depends on your budget, preferred location, home design and the best available value at the time.

How do you help me choose the right builder, home and location?

We start by understanding your budget, lifestyle and goals. We then compare suitable locations, land, home designs, builders and inclusions before presenting the strongest options for you.

Does it cost me anything to use Bolst Property Group?

There is no additional fee for you to use our service. Bolst is paid by the builder when a successful purchase proceeds, and we’ll clearly explain how everything works before you commit.

Are there any costs or items that aren’t included?

Any known exclusions will be explained before you proceed. We review the package with you so you understand exactly what is included, what isn’t and what you should budget for afterwards.

How much deposit will I need?

The required deposit depends on the builder, land developer and your finance position. We’ll explain the payment stages upfront and can help you understand what you may need to get started. We work with some great mortgage brokers and will happily introduce you.

Hey, I'm Tom

Hi, I’m Tom Bolst, Founder and Director of Bolst Property Group.

With more than 10 years in the building and property industry, I’ve personally helped hundreds of first-home buyers take the step into home ownership. Along the way, I saw how often buyers were overwhelmed by confusing pricing, unexpected costs and limited options.

I created Bolst to offer a clearer, more personal way to buy. We compare suitable land and home options across our builder network, explain everything in plain English and help you understand the full cost upfront - no surprises.

My promise is simple: we’ll guide you from your first enquiry through to handover and treat your purchase as carefully as if we were helping one of our own family members.
